As 2025 comes to a close, I’ve been reflecting on the year not just through the numbers, but through the conversations, decisions, and trust behind them. Real estate is never only about transactions. It’s about timing, preparation, and guiding people through major financial moments with clarity and confidence.
This year had range, and it reinforced what consistently works in Fairfield County real estate.
It also marked another year of steady performance. Not to brag, but I continue to be the #1 Norwalk Realtor from 2020 through 2025, based on number of closed transactions per SmartMLS from 1/1/2020 to 12/1/2025. In a market that has shifted dramatically over the last five years, that consistency means a lot to me and to the clients who rely on it.
My 2025 by the Numbers
In a market that rewarded strategy over shortcuts, here’s how the year shaped up:

These results came from careful pricing, thoughtful preparation, and aligning expectations early. In 2025, buyers were willing to pay a premium, but only when value was clear and justified.
What I Saw on the Ground
One of the biggest shifts I noticed this year was a change in buyer behavior. Urgency gave way to patience. Buyers became more selective and more analytical. Homes that were overpriced or underprepared struggled, while well-positioned listings performed strongly.
For sellers, leverage still existed, but it had to be earned. Preparation, presentation, and pricing discipline mattered more than ever.
Why Seller Representation Dominated My Year
With 44 seller-side transactions compared to 13 buyer-side, much of my work in 2025 focused on helping homeowners position their properties to win in a selective market.
Inventory remained tight across Fairfield County, particularly in desirable neighborhoods. When pricing, condition, and timing aligned, results followed. When they didn’t, the market responded quickly.
Selling Over Asking, Explained
Selling an average of nearly 7% over asking wasn’t accidental.
In many cases, list prices were set intentionally to generate momentum and bring the right buyers to the table. That approach worked best when paired with:

The three homes that sold for more than $100,000 over asking reinforced something I see consistently: buyers will stretch when the home feels worth it.

Norwalk continues to stand out for its accessibility, lifestyle, and value, while surrounding towns remain highly desirable but inventory constrained.
Balance Beyond the Market
Outside of real estate, 2025 also reminded me how important balance is.
I found time to travel to 8 cities across 5 countries, explore new places, and step outside the day-to-day pace. Closer to home, I spent plenty of time enjoying the incredible food scene throughout Fairfield County, from longtime local favorites to new spots worth discovering.
Those experiences matter. They offer perspective, fuel creativity, and deepen my appreciation for the communities I work in and beyond.
What I’m Taking Into 2026
Looking ahead, one thing is clear: preparation continues to win.
Buyers are thoughtful. Sellers still have leverage, but the margin for error is thinner. Data, presentation, and early planning matter more than ever.
2026 is shaping up to reward those who plan ahead rather than react. If a move is even a possibility this year, starting the conversation early creates options and confidence when timing matters most.
