How Do I Use This?

Welcome! This guide is written and designed for our sellers, those of you who has listed your home and want to know the process from start to finish, without having to ask. 

As you go through this stressful process, you can rely on our expertise through phone, text, and email, but also referencing this document to understand some of the nuances of the process. It will lead you to different posts and articles that explain certain aspects of the process in finer detail. This page will highlight each step of the process in less detail so you can reference it quickly.

Pre-List

It's Your Turn First

At this point, it's likely that we have met, and determined a listing started, price, and timing to get the home on the market. You may have even signed paperwork. Now it's time to get the home ready for us to do our marketing.

You may need contractors, cleaners, stagers, landscapers, or other types of professionals in this process. We have someone for everything, so just ask.

We can advise you on what work needs to be completed, what needs to be moved, minimized, or removed.

Photography

Now We Do Our Thing

Don't settle for less than professional photography. 

As we discussed, our process typically involves taking photos and video within 3-4 days of our Saturday listing date. This timeline might vary slightly, but tends to be the same.

Coming Soon

Come One, Come All!

Congratulations, your home is officially on the market! This means that it is in the MLS (Multiple Listing Service), and being fully marketed. It also means that no buyers can come to the property until it is Active, typically one week after it is listed. 

At this point in time, you will start to see the home marketed all over the place, from social media to the major real estate websites.

Under Binder

We Got the Money!

Congratulations, you have an accepted offer! This means that you and a buyer have agreed to terms for them to buy the home.

Under Contract

Almost There!

Congratulations, your home is officially under contract! This means that you have moved past the inspection period, agreed on terms fully, and now you and the buyer have signed a contract.

This a good time to start thinking about your own move, but understanding all the risks helps prepare you better.

Closing

The Next Stage of Life

Congratulations, you are officially closed! This means that the buyer has performed and you have moved out of the home. You are off to bigger and better things! A new stage of life.

You may feel positive or negative feelings about it, but hopefully you see that hope for a new future is what comes next, regardless of the circumstances of the sale. That new beginning you may have wanted. 

After we close, we like to reach out to our clients a few times over the course of the next few days and weeks, to make sure you are settling in to your new place. Then after that, we continue to keep in touch forever. We are here to help you and your friends/family if they need any related real estate assistance or advice.
